The Grasmere House Hotel was originally built in 1896 and was extended nearly a century later when extra rooms were added in 1995. However, it was the more recent construction of 15 more rooms in a new wing that prompted the hotel’s owner, Dale Nuag to decide to replace the out-dated boiler and lighting systems with energy efficient versions.
Realising that the extension could significantly increase his energy bills, Dale applied for a Carbon Trust Loan to help fund the replacement of equipment. The Carbon Trust Loan enabled two new energy efficient condensing heating boilers' to be installed. These boilers are so well insulated that they had the additional benefit of being able to locate them outside the hotel, creating even more additional space.
The new boilers are 65 per cent more energy efficient and are saving the hotel well over £3,300 each year. All the energy savings will go directly to the bottom-line within 5 years.
Furthermore, Dale has decided to use the money saved to enhance the energy saving potential of his energy efficient equipment and processes. A 'Magnetic Water Conditioner' costing £3,200 was purchased to make sure that the replacement super-efficient boilers would have a maximum lifespan. A magnetic water conditioner controls the amount of lime scale that builds up in boilers, which if unregulated can result in long term damage and can even cause the boiler to blow up within as little as 5 years, halving its life expectancy.
Dale Nuag, owner of the Grasmere House Hotel commented: “A plentiful hot water supply is one of our key comfort essentials for our guests. When we decided to expand the premises we didn’t want to give up any more of our new additional space to service plant than was absolutely necessary. With the help of the Carbon Trust Loan we were able to put in an external installation, which is 65 percent more efficient than the previous system and saves us space and money.”
